Yes. We provide extensive custom manufacturing options for commercial and multi-unit housing orders. Buyers can specify internal partition walls, window/door placements, wall panel insulation thickness (EPS, PU, or Rockwool), exterior decorative composite cladding, laminate flooring grade, and custom kitchen/bathroom configurations prior to production.

Yes. All PackPrefab units leave the factory with pre-configured electrical conduits, circuit breaker boxes, LED lighting, switches, and regional sockets (US, EU, AU/NZ standard). Internal water supply lines and drain pipes for the bathroom and kitchen are fully integrated and pressure-tested, requiring only standard external utility hookups on site.

Integrated internal plumbing outlets terminate at single-point exterior connection valves beneath the floor chassis. A septic tank, municipal sewer connection, or holding tank must be prepared on-site by a licensed plumber in accordance with local environmental regulations.

We ship units to major seaports worldwide (CIF/FOB terms) as well as offer door-to-door delivery across North America, Europe, Australia, and South America. Freight costs are calculated based on destination port distance, shipping container type (40ft High Cube), and inland tilt-tray truck transport requirements. Detailed freight quotes are issued prior to order confirmation.

Standard production for catalog models takes approximately 15 to 25 business days. Ocean transit times typically range from 14 to 35 days depending on the destination port (e.g., US West Coast ~18 days, US East Coast ~30 days, European ports ~28 days). Expedited production schedules are available for disaster relief or emergency site office projects.

Foldable container offices can be manually unfolded and mechanically locked by a crew of 2 to 4 workers in 2 to 4 hours. Expandable Deluxe and Flip series homes utilize a crane or forklift to position the main chassis; side rooms expand outward on built-in track systems, complete with folding roof and floor sections, allowing full lock-up within 1 working day.

Because structural loads are distributed across the heavy welded steel base frame, a solid concrete slab is not strictly mandatory. Units can be installed on engineered concrete pier footings, strip footings, concrete masonry unit (CMU) blocks, or ground screw piles, providing substantial savings on site excavation work.

We provide full assembly video libraries, technical shop drawings, step-by-step manuals, and real-time remote engineering guidance during deployment. For North American and major overseas commercial projects, we can coordinate with licensed regional general contractors or dispatch field supervisors to oversee large multi-unit developments.

Permit requirements vary depending on municipal zoning, intended use (temporary site office vs permanent residential ADU), and local building codes. We advise contacting your city or county building department prior to installation. In many rural jurisdictions, temporary foldable site units bypass heavy residential permitting.

We issue complete engineering data packages, including 2D architectural CAD drawings, 3D structural frame schematics, foundation loading requirements, electrical line diagrams, and thermal insulation rating specifications for submittal to local building officials or structural engineers.

Yes. Our galvanized structural frames are engineered to withstand regional wind pressure (rated up to Category 10-12 winds depending on ground anchors) and snow loads. Wall panel insulation specifications can be adjusted for sub-zero northern winters or hot, humid tropical environments.

Orders are reserved with a formal production deposit, which secures your manufacturing slot and lock-in pricing. The remaining balance is payable prior to factory dispatch and ocean lading. For commercial B2B buyers and institutional projects, structured milestone payments or Letters of Credit (L/C) are accommodated.

Yes. Reservation deposits remain 100% fully refundable if requested prior to the start of custom engineering sign-off or structural steel fabrication.

All structures carry a manufacturer warranty covering the main steel frame structure, sandwich panel integrity, and hardware components. We maintain a full inventory of replacement parts—including EPDM rubber seals, hinges, window assemblies, and lock sets—available for fast air dispatch worldwide.
